Radon Gas is naturally occurring and both colorless and odorless.  This is why radon is often referred to as the silent killer.  Radon gas always finds the path of least resistance and generally enters the home through cracks in the basement walls or floor, dirt or gravel crawl spaces or through drain systems or sump pump systems.  However, even if your basement has none of these "least resistant" paths for radon to enter, the gas may still enter because of the chemical properties of the gas and the air pressure within the home. The air pressure within the home is generally lower than the air pressure in the soil that surrounds the foundation of the home.  Therefore, because of this pressure differential, the home acts similar to a vacuum and it draws the radon gas into the home.  Homes are generally sealed tightly, and these days, homes are so energy efficient that they actually trap the radon gas within the home and the radon levels begin to build up.

  • Short-term Monitor Radon Test:  This is our most common radon test and the radon testing procedure most often used in real estate transactions. The short-term radon monitor test is performed under closed conditions for generally around 48 hours.  This radon test will provide a specific, average radon level hour by hour for the specified testing period as well as a final, average radon level of the entire testing period.  This radon test is most often used in real estate transactions because results are instant and many times, time sensitive closing dates depend on these timely results.  If you are either buying or selling a home, we highly advise that you consider a short-term monitor test.

  • Long-term Monitor Radon Test:  This radon test is very similar to the short-term radon monitor test, only the radon testing period is much longer. Most long-term radon monitor tests are at least 90 day testing periods.  Just as the short-term radon monitor test is performed in closed conditions, the long-term radon monitor test is also performed under these same conditions.  This radon test is generally not the best option for real estate transactions because the radon testing period is generally longer than one would have during the closing process.  However, this test may be beneficial for someone that is concerned with their indoor air quality and would like to see the average radon levels of their home over a longer period of time.

  • Charcoal Radon Test:  This radon test is more of a "do-it-yourself" radon test.  Many times, we offer these radon tests at very discounted rates at trade shows or other public events to help inform the public about the dangers of radon and the presence of this toxic gas in their home or commercial property.  Although these radon tests are generally something the home or property owner can setup themselves, we pride ourselves on coming out to setup the radon test for our customers so we can explain the radon testing procedure as well as help with the paperwork for the lab.  Charcoal radon tests are generally not the best option for real estate transactions because the test kits have to be sent out to a lab where they are processed and then the results are of course sent back to you.  This radon testing lab procedure could take extra time that time sensitive real estate transactions do not have.
